Send this to the nieghborhood after your open house

@everyone Here’s something most agents miss: The best time to market isn’t after the sale—it’s while the momentum is still building.

Here's a simple letter to mail out after an Open House. The result could be: 50 letters. 2 listings.

This approach blends two strong strategies: the Magic Buyer Letter and Storytelling Just Sold. When you combine urgency with a compelling story, people pay attention.

Here’s the letter. Use it. And more importantly—start treating every listing like a launching pad for the next one.

Your next Open House

When you do your next Open House focus on the number of conversations that you create because of the Open House event, not how many attendees you have to the physical open house. If we change the focus of the Open House to this, we change the outcomes.

Most agents are doing Open Houses and saying things like: I didn't have anyone show up or I only had two visitors.

Instead, focus on ALL of the activities you can leverage through the Open House. Email blasts to your database, social media engagement, paid ads on FB/IG, door knocking the neighborhood, let small businesses know in the area, dive into my 14 year database of contacts (that are tagged with zip, city, buyer and see if they ever moved).

You should be generating 15-30 conversations from your "Open House".
